DEPOSIT: A minimum deposit of $200 ($400 in Peak Season) is required to confirm a booking. The booking will be confirmed in writing within 7 days of receipt of the deposit. If the booking is made 28 days or less before commencement of the holiday, the full tariff is required to effect confirmation. The deposit is non-refundable.

FINAL PAYMENT: Full and final payment for the holiday booking is required at least 28 days prior to the commencement of the holiday. If the outstanding balance has not been received by the due date, the Owners reserve the right to cancel the booking without notice and the guest will forfeit the deposit.

SIZE OF PARTY: The number of guests occupying the property for the holiday must not exceed the number specified on the Booking Form. If for any reason there is a change to the number of guests occupying the property, the Owner must be informed immediately. If approval is given for a change in the number of guests, an additional charge will be payable for each extra guest.

GUEST RESPONSIBILITY: Guests are expected to look after and take all reasonable care of the property and all furnishings and equipment included in the property and to observe the "No Smoking Inside" requirement for the duration of the holiday. Smokers are also requested to take the utmost care when putting out cigarettes and to ensure that cigarette butts are placed in the bins provided and not thrown into the surrounding bush.
Any faults, damages or breakages must be reported to the Owner or the caretaker as soon as possible. Guests will be liable for any breakages or damages caused to the property during the guest’s holiday occupation and all costs of repair and replacement shall be payable upon demand to the Owner.
It is the responsibility of the guests to ensure that all doors and windows are securely locked and that the property is left in a clean and tidy state at the end of the holiday. In the event that the property is not left in a clean and tidy state guests will be billed for extra cleaning.

CHECK-IN & CHECK-OUT TIMES: Unless arranged in advance with the owner/caretaker, check-in time is after 3pm and check-out time is 10 am. During the low season and for midweek bookings these times can very often be flexible but are largely dependent on the cleaner/caretaker’s schedule.

LINEN: Unless otherwise stated the accommodation includes the supply of all linen. This includes pillows, continental quilts or doonas, bed sheets, bath towels, bath mats and tea towels. The supply of bed linen and bath towels is always included in the price. If guests wish to supply their own linen, a reduction in price will only be considered for holidays of 7 or more days duration. Beach towels are not included.

CANCELLATION INSURANCE & REFUND: The deposit is not refundable. Guests are advised to take out comprehensive holiday cancellation insurance to cater for any unforeseen circumstances. Where written notification of a cancellation is received more than 28 days in advance of the holiday, consideration may be given to allow the guest to transfer the booking to another date. Where written notification of a cancellation is received less than 28 days in advance of the holiday, the guest shall be liable for payment of the full rental unless the house can be re-let, in which case only the deposit and advertising costs will be forfeited.

GUESTS' PROPERTY: All personal belongings, baggage, vehicles, and other property of the Guest of any description shall be the risk of the Guest at all times and the owner does not accept any responsibility for any loss or damage.

RIGHT TO REFUSE OR REVOKE BOOKINGS: The owner reserves the right to revoke or refuse a booking which may in their opinion be unsuitable for the property.

RESIDENTIAL TENANCIES ACT NOT APPLICABLE: The Guest and the Owner acknowledge and agree that the Rental Agreement to which these conditions apply is bona fide entered into for the purposes of conferring on the Guest a right to occupy premises for a holiday within the meaning of Section 5 (2) (e) of the Residential Tenancies Act 1987 as amended ("the Act"), and the parties to the Agreement confirm that the provisions of the Act shall not apply to the Rental Agreement.
